Washington sits on the Cascadia subduction zone, and the 2001 Nisqually quake (magnitude 6.8) showed what even a moderate shaker does to an unstrapped water heater: it walks, tips, and tears the gas and water lines off the wall. Why Washington plumbing needs earthquake prep
A full 40-gallon water heater weighs about 480 pounds. In a quake, that mass moves — and whatever it’s rigidly connected to moves with it until something breaks. The failure sequence plumbers see after a quake is almost always the same: the tank tips, the rigid gas line snaps or pulls loose, and now you have an open gas line feeding a garage or closet with a pilot light in it.
Western Washington carries the highest seismic design categories in the state, and all of Washington has enough seismic risk that the state plumbing code (WAC 51-56, adopting the Uniform Plumbing Code) requires water heater anchorage. This isn’t a belt-and-suspenders upgrade — it’s code, and home inspectors flag missing straps on sale after sale.
Strapping your water heater (the part code requires)
The requirement: two approved straps, one around the top third of the tank and one around the bottom third, anchored into wall framing — studs or solid blocking, not drywall. The code text (UPC 507.2, adopted in Washington under WAC 51-56) is specific: straps go within the upper and lower thirds of the tank, and the lower strap must sit at least 4 inches clear of the controls.
The DIY job, start to finish:
- Measure and locate your studs. Find two studs behind or beside the tank with a stud finder. If the tank sits off the wall, you’ll add blocking (a 2×4 across the studs) so the straps pull the tank snug against it.
- Buy a kit. Any hardware store carries water heater strap kits ($20–$40). Get one rated for your tank size; the cheap universal kits fit up to 75 gallons, which covers nearly every residential tank.
- Set the top strap. Wrap it around the upper third of the tank, below the T&P valve discharge line. Lag-screw the strap ends into the studs or blocking.
- Set the bottom strap. Lower third of the tank, above the drain valve. Same anchoring.
- Snug both. Check the lower strap clears the controls by 4 inches (the code minimum). The tank should not rock when you push it. If it does, your blocking isn’t tight to the tank — shim it.
Twenty minutes of actual work, plus one trip to the hardware store. If your tank sits in a tight closet or an unfinished basement corner where you can’t reach the framing, that’s when a plumber earns the $100–$250 service call.
Flexible gas connectors — never rigid pipe to the appliance
If you have a gas water heater, furnace, or range, look at the last section of pipe before the appliance. It should be an approved flexible corrugated connector (usually yellow-coated stainless steel), not rigid pipe hard-plumbed straight into the appliance. Rigid pipe to a movable appliance is the twin of the unstrapped tank: the appliance moves, the pipe doesn’t, and the joint fails. Even with the tank strapped, the few inches of give in a flex connector are what let the system survive the shaking it can’t avoid.
Replacing a rigid drop with a flex connector is a pro job in practice — it means breaking into the gas piping, and Washington’s rules around homeowner gas work plus the leak-test requirement make this a $75–$150 plumber visit. It’s cheap insurance. While they’re there, ask them to check the sediment trap (the dirt leg) on the same run — it’s required and often missing.
Automatic seismic gas shutoff valves
This is the upgrade nobody has and everybody in King County should think about. Two types:
- Motion-activated (seismic) valves mount on your gas service and slam shut when the shaking gets violent enough to break things — calibrated for damaging quakes, roughly magnitude 5 and up, so ordinary tremors and truck traffic don’t trip them. No power, no batteries, purely mechanical.
- Excess-flow valves close when flow spikes beyond what the house could ever use — i.e., a line has broken open downstream.
Either way, the gas stops even if you’re not home or can’t reach the meter. Installed cost in the Seattle–Tacoma area runs $150–$450 depending on valve type and how your service is plumbed. After a shutoff event, you (or a plumber) reset the valve and leak-test every appliance line before relighting pilots — factor that into the value calculation.

Know your two main shutoffs before you need them
The straps and valves buy you time; the shutoffs are what you use with that time. Every adult in the house should know:
- Water main shutoff — usually where the supply enters the house, or at the meter box near the street (a meter key or crescent wrench turns the curb stop). Find yours, and actually turn it once a year so it doesn’t seize.
- Gas meter shutoff — the valve on the riser before the meter takes a quarter-turn with an adjustable wrench. Only turn gas off if you smell gas or hear hissing — and once it’s off, it stays off until the system is leak-checked. Relighting pilots after a quake without a pressure test is how the second disaster starts.
