Short definition
A dry vent carries air only — its sole job is to balance pressure and protect trap seals. A wet vent is a drain pipe that simultaneously serves as a vent for an upstream fixture; the upstream fixture’s vent runs down the next fixture’s drain. Wet venting is the most economical way to vent a compact bathroom group, but Washington’s adopted UPC limits how far it can be stretched and is stricter than the IPC on substituting air admittance valves.
What it is
In a dry vent system, every fixture’s trap is protected by a vent that never carries water — usually a vertical pipe running up to the roof through a vent stack. The pipe stays dry under normal operation, so its full diameter is available for air movement.
In a wet vent system, code allows a drain pipe to do double duty: water from an upstream fixture flows through it, and air for downstream fixtures’ traps flows around the water. This works only when the drain isn’t running full of water — which means the upstream fixtures must be small (lavatory, shower, tub) and the wet vent must be properly sized.
UPC 908.2 permits wet venting for up to four fixtures of a bathroom group on the same floor. The vent for the most upstream fixture serves as the wet vent for the next downstream fixture, with the drain sized accordingly. IPC 909 is more permissive (up to eight fixtures). Washington uses UPC.
Why it matters to a homeowner
Wet venting is what makes compact, stacked bathrooms work without a forest of vent pipes in the wall. When a remodel quote includes “wet-vent the upstairs bath group,” it’s choosing the cheaper, code-compliant option. The risks are install errors, not concept errors:
- Wet vent at capacity — adding a fixture later without recalculating fills the vent with full-flow water and induces aspiration on the trap that depended on it.
- Wrong fixture sequence — a wet vent is sized assuming a specific order of fixtures upstream-to-downstream.
- Oversized fixture mid-run — a tub draining where the wet vent expected only a lavatory.
Washington note
Washington’s UPC restricts air admittance valves (AAVs) as a substitute for proper venting in new bathroom groups. AAVs cannot replace primary venting in a new bathroom; they’re permitted for individual fixtures or true remodel-impractical situations only. This is one of the most-cited WA amendments and a frequent surprise for out-of-state contractors. If your remodel relies on AAVs to avoid running vent pipe, expect a Washington inspector to require atmospheric venting (dry or wet) for the bathroom group instead.

- Wet vent vs. common vent. Wet protects multiple fixtures sequentially down a branch. Common protects two paired fixtures at one point.
- Wet vent vs. circuit vent. Circuit is a different code path, used for fixture batteries on a branch with toilets.
