Short definition
High water pressure — anything above the 80 psi threshold set by the Uniform Plumbing Code — shortens the life of pipes, joints, valves, fixtures, washing-machine hoses, dishwasher inlet valves, water-heater TPR valves, and toilet fill valves. In Washington, lower-elevation customers in hilly Seattle, Bellevue, Kirkland, Tacoma, and similar terrain often see static pressures of 90 to 110+ psi from gravity-fed mains.
What it is
The 80 psi threshold isn’t arbitrary. Above that level, pressure-driven failures accelerate noticeably:
- Washing-machine supply hose burst — the top water-damage insurance claim category nationally.
- Water-heater TPR valve dripping — often misdiagnosed as a tank issue when it’s a pressure issue.
- Water-hammer banging — exacerbated by high static pressure.
- Toilet fill-valve premature wear and “phantom flush.”
- Dishwasher and icemaker solenoid failures.
- Hose-bib and exterior fixture leaks.
The Uniform Plumbing Code (adopted in WA under WAC 51-56) requires a pressure-reducing valve (PRV) wherever service pressure exceeds 80 psi. The fix is straightforward: install a PRV at the main, set to 50 to 60 psi.
Why it matters to a homeowner
Three things to do if you suspect high pressure:
- Test it. A $15 hose-bib gauge with a red telltale (which records the maximum reading overnight) tells you static pressure with no work. Anything above 80 psi triggers the PRV requirement.
- If high, install a PRV. Typical WA cost is $300 to $800 installed. Many WA insurers will deny burst-pipe claims if pressure was over 80 psi without a PRV.
- If installing a PRV, also install an expansion tank. A PRV with a check-valve function creates a closed system; thermal expansion from the water heater needs somewhere to go, or the TPR valve weeps.
Washington note
Common WA over-pressure neighborhoods: lower-elevation customers downhill of Capitol Hill, Magnolia, Queen Anne, and West Seattle in Seattle; lower-elevation Bellevue, Kirkland, and Issaquah neighborhoods; downhill Tacoma. The hilly terrain and gravity-fed distribution produce 90 to 110+ psi at the lowest elevations from the same hydraulic gradient that produces 50 to 60 psi at the top.
