Short definition
A routine water pressure check is a 5-minute homeowner test using a $10–$15 hose-bib pressure gauge. Static pressure 60–80 psi is normal; above 80 psi (the UPC and WA-amended limit) you need a pressure-reducing valve. High pressure quietly destroys fill valves, washing-machine hoses, and faucet cartridges over time.
What it is
The water utility delivers a range of pressures depending on neighborhood, elevation, and time of day. Many WA homes get 60–80 psi at the meter. Some Eastside and Bellevue elevation pockets see 90–120 psi. The Uniform Plumbing Code, adopted in WA, caps pressure at any fixture at 80 psi. Above that, you install (or adjust) a pressure-reducing valve on the supply.
The check itself:
- Buy a hose-bib pressure gauge ($10–$15 at any hardware store).
- Turn off all water-using appliances — no running tap, no flushed toilet, no dishwasher cycle.
- Attach the gauge to the exterior hose bib closest to the meter.
- Open the hose bib fully.
- Read the gauge — that’s your static pressure.
- Optional: open a fixture and read again to get dynamic pressure. The drop equals friction loss across your piping.
What the readings mean:
- 60–75 psi: ideal, no action.
- 80–90 psi: borderline. Consider a PRV if you’re seeing water hammer or recurring fixture failures.
- 90+ psi: install a PRV. High pressure progressively damages toilet fill valves, washing-machine hoses (a top insurance-claim cause), faucet cartridges, solder joints, and the water heater T&P relief.
- Below 30 psi: investigate. Often a clogged PRV, scaled supply, or low-source issue.
Why it matters to a homeowner
Three reasons the gauge pays for itself:
1. Insurance-claim prevention
Burst washing-machine hoses are one of the most common water-damage claims. The root cause is usually high static pressure plus age. A $15 gauge plus a pressure-appropriate PRV plus stainless-braided hoses cuts the failure mode.
2. Tankless water heater warranty
Tankless units typically spec inlet pressure ≤ 80 psi. A high-pressure home that ignores the spec creates warranty-denial risk when the heat exchanger fails.
3. Water-hammer diagnosis
Recurring water hammer is often high pressure plus a missing arrestor. The fix is two parts: PRV first, water-hammer arrestor second.
When to call a pro: if your static pressure is consistently above 90 psi, the PRV install is plumbing-contractor territory. The valve itself runs $80–$200; install labor adds $150–$500; total $250–$700. Get a quote that says “PRV install plus pressure-test verification” — verification matters because a misadjusted PRV is no PRV.
A note on contractor honesty: if a plumber offers to “balance your pressure” without measuring it first, that’s not a real diagnosis. The gauge reading is the data; the recommendation should be tied to it.
