Short definition
Popping, rumbling, or percolating noises from a tank water heater are caused by mineral sediment trapped at the base of the tank. Water beneath the sediment briefly heats above 100°C, flashes to steam, and escapes through cracks in the sediment crust — sounds like popcorn or knocking. The fix is flushing the tank.
What it is
Calcium carbonate, magnesium carbonate, anode-corrosion product, and assorted iron flakes settle to the bottom of every tank water heater over time. As the layer thickens, water gets trapped underneath. When the burner or lower element heats that trapped water past boiling, it briefly flashes to steam, which forces its way up through cracks in the sediment crust — that’s the popping, knocking, or percolating sound.
The noise itself is a symptom, not a problem. The problem is what the sediment is doing to the heater:
- Energy waste. The heater fights through sediment to reach water; efficiency drops 15–30%.
- Lower element burn-out (electric). Sediment buries the coil; element overheats and fails.
- Accelerated tank rusting. Sediment holds moisture against the tank floor; corrosion concentrates at the bottom.
- Drain valve clogged with sediment chunks. A routine flush turns into an emergency call.
The cure is flushing the tank — usually annually in hard-water territory, every 1–2 years in soft-water territory.
Why it matters to a homeowner
When your water heater starts popping, that’s the early warning before more expensive failures. A first flush on a 5-plus-year-old never-flushed heater can quiet things down dramatically and recover much of the lost efficiency. A flush on a 12-plus-year-old tank with consolidated sediment may not — sometimes the sediment has hardened into a rock-like crust that won’t break loose, and the heater is past useful life.
When a plumber’s quote says “the popping means sediment, let’s flush and consider an anode swap while we’re here,” that’s the right move on a tank under 10 years old. When it says “this heater’s done, time to replace,” ask how old the tank is — under 8 years usually merits a flush attempt first.
Common variants and what popping is not
- Popping vs. hammering. Popping is sediment plus steam. Hammering is water hammer — a valve-closure shockwave. Different problem, different fix (hammer arrestor or expansion tank).
- Popping vs. whining. Whining is restricted flow or a failing valve, not sediment.
- Popping vs. brief noise after long off-period. Brief expansion sounds during a heat call after the heater has been cold for a while are normal. Persistent popping every cycle is sediment.
Washington note
WA water hardness varies dramatically and drives how soon a tank starts popping:
- Cedar/Tolt soft-water Seattle (under 4 grains per gallon). Significant sediment typically takes 7–12 years. Anode-corrosion product is more often the cause than calcium scale.
- Cascade Water Alliance / Eastside (8–15 GPG). Significant sediment in 4–6 years. Annual flushing keeps it under control.
- Spokane (12–25 GPG). Significant sediment in 3–5 years. Twice-a-year flushing isn’t overkill.
- Private wells. Highly variable — get a water test. Iron-bearing wells leave rust-colored sediment that fouls drain valves quickly.
If your home is on Seattle Cedar/Tolt and you’re hearing heavy popping at year 5, the cause is more likely consolidated anode-corrosion product than mineral scale. If your home is on a Spokane well and the heater has gone quiet, you’re probably overdue for a flush.
For consolidated sediment that won’t drain through a stock plastic drain valve, the WA-region trick is to swap to a brass full-flow ball valve and use a stiff wire to break up the bottom layer before re-flushing. Sometimes that recovers a heater that would otherwise be replaced.
