Short definition
Thinset mortar is the cement-based adhesive for setting tile in showers, tubs, and floors. Modern thinset is “modified” with a polymer additive (latex or acrylic) for improved bond strength and flexibility. “Unmodified” thinset is used over uncoupling membranes (Ditra) per Schluter spec. Mixed to a peanut-butter consistency and applied with a notched trowel.
What it is
Two main categories:
- Modified thinset. Includes latex or acrylic polymer additives. Used direct-to-substrate (over cementboard, drywall in dry areas, or concrete). Higher bond strength; more flexibility. Most quality residential thinsets are ANSI A118.4 modified.
- Unmodified thinset. No polymer. Used specifically over uncoupling membranes (Schluter Ditra) and certain waterproof membranes per the manufacturer’s spec. Modified thinset under a Schluter Ditra membrane will trap moisture against the polymers, leading to bond failure or membrane delamination — the unmodified-only spec is real, not arbitrary.
Brand currency in 2026: Mapei, Custom Building Products, Laticrete. Premium products like Laticrete 254 Platinum and Mapei Ultraflex 2 cost about double the basic modified thinsets and earn the premium on demanding jobs (large-format tile, vertical applications, freeze-thaw exposure).
Standards:
- ANSI A118.1 — basic dryset thinset.
- ANSI A118.4 — modified thinset.
- ANSI A118.11 — high-performance modified.
Coverage and cure:
- 70 to 95 square feet per 50-pound bag depending on tile size and trowel notch.
- 24-hour typical cure before grouting.
Costs:
- 50-pound bag basic modified thinset: $15 to $30.
- Premium (Laticrete 254 Platinum, Mapei Ultraflex 2): $30 to $50.
Why it matters to a homeowner
For DIY tile work, thinset choice is one of three things to get right (along with substrate and tile-layout planning). Top mistakes:
- Mixing too wet. Weak bond; tile loose after cure.
- Skinning over before tile placed. Bond failure; re-trowel a fresh layer if the surface has dried.
- Wrong thinset for the substrate. Modified thinset over Schluter Ditra is the classic mismatch — bond failure or delamination follows.
- Inadequate notch. Voids under tile, hollow spots that crack later.
For a tile-shower install, modified thinset over cementboard with proper liquid waterproofing on top is the standard build. For a tile floor over Schluter Ditra, unmodified thinset is required between Ditra and tile (the Ditra-to-substrate side can be modified per Schluter’s current spec; verify on the product sheet).
Common variants
- Modified vs. unmodified. Modified for direct-to-substrate; unmodified over uncoupling membranes.
- Standard thinset vs. large-format / heavy-tile (LHT) mortar. LHT is non-sag, designed for heavy or large vertical tile.
- Premixed (mastic) vs. dry-bag thinset. Premixed is for non-wet areas only — never use mastic in a shower or tub surround.
