Short definition
Rusty water at taps is brown, red, or yellow water from your fixtures. The four common causes are: old galvanized supply pipe shedding rust (system-wide, first-draw worst), a corroding water-heater tank (hot side only), iron in well water (visible at every tap), or a recent water-main repair on your block (clears in a day or two).
What it is
Discolored tap water is a visible signal that something iron-based is dissolving into your supply. The color tells you most of what you need to know:
- Red-brown = iron oxide; classic rust from steel or galvanized pipe.
- Yellow or amber = iron with organic compounds (well water, especially with tannins).
- Black = manganese; common in Skagit and Whatcom County wells, stains laundry and traps.
- Cloudy white = entrained air; not rust at all, clears upward in a glass.
The diagnostic narrowing comes from three observations:
- Hot only or both sides? Hot only points to the water heater. Both points to supply-side.
- First-draw only or constant? First-draw rust that clears after a minute means the water sat in old pipe overnight. Constant rust means an active source.
- Has the utility done main work nearby? Hydrant flushing or a repaired break stirs up sediment in the distribution main; runs clean in 24–48 hours.
In WA, the highest-frequency causes of chronic rust are pre-1960 galvanized supply lines (most common in Tacoma, South Seattle, and older Bellingham housing) and iron-rich well water on the Olympic Peninsula and parts of Pierce, Snohomish, and Mason counties.
Why it matters to a homeowner
Rust isn’t acutely toxic — iron is the same element you supplement in vitamins — but it’s a strong indicator of what your water is carrying. Galvanized pipe that’s actively shedding rust is also leaching whatever else accumulated inside it over 60+ years, including lead from solder joints if any 1980s pre-ban work was done. That’s the real risk: rust as a flag for a pipe nearing end-of-life.
Practically: rusty water stains laundry, fouls dishwashers, kills ice-maker filters fast, and tastes terrible. If the cause is the water heater, the appliance is usually 8–12 years old and getting close to the catastrophic-leak phase. If the cause is galvanized supply, the longer-term answer is a repipe to copper or PEX — typically $4,000–$12,000 in WA depending on house size and access.
A common-sense first move when rust appears: flush all faucets (cold and hot) for five minutes. If it clears, it was utility work or a stagnation issue. If it persists, you’re working on a real diagnosis.

- Water-heater tank corroding from inside — hot-only rust; 8–12 year tank life.
- Iron in well water — both sides, constant; needs an iron filter.

- Utility-side disturbance — sediment from main repair or hydrant flushing; clears in 1–2 days.
