Short definition
When every drain in the house is slow at the same time, the cause is downstream of every individual fixture branch — most often the building drain inside the foundation, the side sewer outside, or (rural homes) the septic system. It is one of the strongest single symptoms of side-sewer damage or a main blockage, and the right next step is a sewer scope, not another snake.
What it is
Drainage is hierarchical: each fixture has its own trap and trap arm, branches connect groups of fixtures, branches feed stacks, stacks feed the building drain, and the building drain leaves the foundation as the side sewer. A clog at any level affects everything upstream of it.
So the location of the symptom narrows the cause:
- One fixture slow — that fixture’s trap or trap arm.
- Multiple fixtures on one wall slow — the branch serving that wet wall.
- Lower-floor fixtures slow but upper floors fine — partial blockage at the base of the stack or in the lower drain.
- Every fixture in the house slow at once — the building drain or side sewer, the only place a single defect affects every fixture upstream.
Whole-house slow drains is the symptom that distinguishes a sewer-line problem from a fixture-side clog.
Why it matters to a homeowner
Whole-house slow drains usually means either structural side-sewer damage (roots, belly, Orangeburg, collapse), sewer surcharge (combined-sewer overflow during heavy rain in older Seattle and Tacoma neighborhoods), or, on rural properties, a failing septic system. None of those fix themselves. Snaking the kitchen sink doesn’t help when the problem is 40 feet underground.
The single best action: schedule a sewer camera inspection. The scope tells you whether you’re dealing with roots (snake or jet today, plan a CIPP later), a belly (no permanent snake fix, slope correction or replacement needed), Orangeburg (replacement, not lining), or a public-side surcharge (the utility’s problem, with possible mitigation via a backwater valve).
When you’ll encounter this term
- The kitchen sink and a bathroom tub both run slow on the same day for the first time.
- After heavy rain, every basement drain bubbles and runs slow.
- A pre-purchase home inspector lists “all drains slow” on the report.
- A plumber who came to clear one drain says the problem is upstream-of-the-clear-point — meaning downstream in the system.
Diagnostic decision tree
- Slow everywhere + dry weather — structural side-sewer issue. Scope.
- Slow everywhere + heavy rain in CSO neighborhood — public sewer surcharge. Wait it out and consider a backwater valve before the next storm.
- Slow everywhere + sewer smell + gurgling — full damaged-sewer pattern. Scope urgently.
- Slow everywhere + sewage backup at the lowest fixture — emergency. Stop using water, open the main cleanout if accessible.
- Slow everywhere + rural home on septic — septic backup imminent. Pump and inspect the system.
Common causes
- Tree-root partial block in side sewer — recurring symptom in mature-tree WA neighborhoods.
- Belly or sag in building drain or side sewer — water pools, solids settle.
- Orangeburg ovalization — Seattle pre-1960 housing signature; bituminized fiber pipe deforming under soil load.
- Cast-iron interior corrosion — narrowed bore in older homes near the foundation.
- Public sewer surcharge — combined-sewer overflow during heavy rain.
- Septic tank full or drainfield saturated — rural WA homes.
- House trap sediment-clogged — pre-1950 homes that still have one.
Washington note
