Short definition
A frozen pipe burst is the catastrophic failure of a water line when ice expansion pressurizes trapped water beyond what the pipe or fittings can hold. The break almost always occurs at a fitting downstream of the ice plug — not at the ice itself — and it may show up as an immediate gusher when the pipe thaws or as a slow hairline leak that goes undiscovered for weeks.
What it is
When water freezes inside a pipe, the ice plug grows from the coldest point outward. Liquid water on either side gets compressed; the side with no escape (closed valve, closed faucet, dead end) sees pressure climb fast — often into the hundreds of psi. The weakest fitting in that pressurized section fails first.
This is why a burst pipe often appears between the frozen section and a closed faucet, rather than at the visible ice. Plumbers diagnosing a freeze-damage call look downstream of the cold spot, not at it.
Failure varies by material:
- Galvanized iron pipe — most common in pre-1970s WA homes. Splits at threaded joints.
- Copper — bursts at sweat (solder) fittings; the joint opens cleanly.
- PEX — usually tolerates 1–2 freeze cycles before fitting failure; failure is at the crimp or expansion fitting.
- CPVC — most brittle in cold; cracks along the pipe length, not just at fittings.
- Tankless heat exchanger — internal coils crack during a power outage in cold weather (the unit’s freeze protection requires AC power).
- Toilet tank — porcelain cracks if water inside freezes solid.
The visible damage is often a small fraction of the eventual cost. Water under residential pressure (40–80 psi) escaping a 1/8” crack delivers around 10 gallons per minute. A burst that runs unnoticed for hours can produce structural water damage, ceiling collapse, and mold remediation totaling tens of thousands of dollars.
Why it matters to a homeowner
The first hour after a burst determines the cost. Knowing where your main shutoff valve is — before you need it — is the single highest-value piece of plumbing knowledge for any WA homeowner. Practice operating it once a year.
For an occupied home, a burst is usually noticed quickly: water hammer sound during thaw, water staining a ceiling, water on the floor, sudden drop in pressure at fixtures. For a vacant or second home, the burst can run for days before discovery — this is the worst-case scenario and the reason winterization exists.
Most HO-3 / HO-5 insurance policies cover sudden burst-pipe damage, with deductible. Vacancy clauses, unmaintained-heat exclusions, and damage caused by open-flame thawing can void or reduce coverage — read your policy before the freeze, not after.
What to do right now if you suspect a burst
- Shut off the main water valve. Don’t troubleshoot first.
- Open the lowest faucet in the house to drain residual pressure
- Open a high faucet to break the vacuum and let lines drain
- Turn off power to the water heater and any wet electrical fixtures
- Document everything with photos — for insurance, for the plumber, for your own records
- Call a plumber. Burst-pipe repair in finished walls is not DIY territory.
- Call a water-damage restoration contractor if standing water has reached drywall or flooring — drying time matters for mold prevention
- File the insurance claim the same day
Common failure modes (where bursts occur)
- Galvanized threaded joint in older homes — the most common WA failure
- Copper sweat fitting in a crawlspace or exterior wall
- Frost-free sillcock body when a garden hose was left attached — splits inside the wall, not visible until spring
- PEX expansion fitting after repeated freeze cycles
- CPVC mid-run crack during severe freeze
- Tankless water heater coil during power outage
- Washing machine inlet hose in an unheated laundry room
- Toilet tank in an unheated bathroom
Common variants
- Burst (immediate, visible failure with rapid water loss) vs. hairline crack (slow leak, sometimes weeks to discovery)
- Burst at a fitting (most common) vs. burst along pipe length (more typical of CPVC and brittle materials)
- Visible burst in finished space vs. hidden burst in a wall cavity, attic, or crawlspace — the latter is the higher-cost scenario
Washington note
The January 2024 deep freeze produced a documented surge of burst pipes across western Washington. Restoration contractors ran 4–6 week backlogs in Seattle, Tacoma, and Bellevue. PSE, SPU, and Tacoma Power all issued post-event PSAs about water-shutoff awareness and basic prevention.
WA homes carry several burst-prone characteristics:
- Pre-1980s housing — common copper supply in exterior walls and crawlspaces
- Crawlspace foundations dominate residential construction in much of the state
- Frost-free sillcocks are the standard outdoor spigot — they’re freeze-resistant only when the garden hose is disconnected
For typical Puget Sound weather, freeze events are occasional but routinely produce widespread damage when they hit. Prevention assumes one or two events per decade — and a single missed prep can cost more than a decade of preventive maintenance.
