Short definition

A burst pipe is a sudden rupture of a water-supply line that floods fast — often at gallons per minute. Most homeowner bursts in Washington trace to one of five causes: a freeze-thaw split, internal corrosion of old galvanized supply, chronic over-pressure above 80 psi, a copper pinhole that grew, or a water-hammer fatigue point. Knowing which one matters for both the repair and the insurance claim.

What it is

A pipe bursts when its wall can no longer contain the pressure inside it. The failure can be hairline-thin or wide open, but the symptom is the same: water sprays from inside a wall, ceiling, or crawl space, pressure drops at every fixture, and you may hear a hiss before you see anything wet.

The five most common causes in Washington homes:

  1. Freeze-thaw rupture. Water expands as it freezes, splitting the pipe; the leak appears when the ice thaws. Splits are typically 12–24 inches past the visible ice line. Hose bibs, exposed crawl-space copper, and uninsulated CPVC are the usual victims. The January 2024 Puget Sound freeze produced thousands of these.
  2. Galvanized supply corroded through. Pre-1960 Seattle and Tacoma homes still have steel water lines that rust from the inside. Failure usually starts at a thread or fitting.
  3. Chronic over-pressure. Static pressure above 80 psi fatigues joints and fittings. Hilly Seattle neighborhoods (Queen Anne, Magnolia, West Seattle) can see 100+ psi at the meter without a pressure-reducing valve.
  4. Pinhole-leak progression. A slow pinhole in soft-water copper grows under continued attack until the pipe fissures.
  5. Water-hammer fatigue. Repeated shock pressures at quick-closing valves (washing machine, dishwasher, ice maker) crack a fitting over months or years.

Why it matters to a homeowner

A burst pipe is the most expensive ten minutes in plumbing. The first five minutes — locating the main shutoff, killing power to nearby circuits, photographing everything before mitigation — decide how much your insurance will pay and how much drywall you’ll be replacing. If you’ve never located your whole-house shutoff, do that this week, not the night a pipe goes.

The cause matters too. A freeze burst is usually covered by standard homeowners insurance; a slow corrosion failure that the underwriter argues was “long-term seepage” sometimes is not. When a plumber identifies galvanized rot, copper pinhole pattern, or over-pressure damage, that diagnosis goes in the claim file.

Common failure modes

  • Frozen-burst CPVC or copper. Hairline cracks 1–2 inches past the visible split. Common in unconditioned crawl spaces.
  • Galvanized rust-through at threaded fitting. Pre-1960 supply lines fail at the joints first.
  • Hose-bib freeze split. Garden hose left attached over the first frost is the single most common WA freeze damage cause. The split is inside the wall behind the bib.
  • Water-heater tank wall failure. Technically a tank rupture, but homeowners search “burst pipe” when 50 gallons floods the garage.
  • Copper pinhole grown to fissure. Soft Cedar/Tolt water plus pre-1990 thin-wall copper.

Common variants and what bursts are not

  • Burst pipe vs. pinhole leak. Burst is sudden and high-volume; pinhole is a slow drip. Both can co-occur on the same run.
  • Burst pipe vs. slab leak. Slab leaks live in concrete and saturate slowly; bursts flood fast.
  • Burst pipe vs. water-hammer event. Water hammer is the trigger; the burst is the failure it eventually causes.

Washington note

Two regional facts shape WA bursts. First, hilly Seattle neighborhoods often run high static pressure — 100+ psi is not unusual at street level on Queen Anne or Magnolia. The Uniform Plumbing Code requires a pressure-reducing valve when static pressure exceeds 80 psi. If your home doesn’t have one and pressure is high, your fittings are running near their fatigue limit every day. Second, freeze events are rare but devastating: most WA homes are designed for mild winters, so insulation in crawl spaces, attics, and exterior walls is thinner than back-east homes. A two-night freeze with a wind chill bursts pipes that survived twenty winters.
