Short definition
A pipe leak inside a wall or floor is a supply-side leak hidden behind drywall, plaster, tile, or subflooring. In WA’s pre-1970 housing stock, the usual suspects are galvanized steel supply lines, copper pinholes, and CPVC freeze cracks. The diagnostic order — meter, dye, fixtures, then thermal — keeps you from cutting the wrong wall.
What it is
When a pipe behind a finished surface leaks, the surface tells you it’s wet before you see the source: a drywall stain, peeling paint, a soft floor spot, mildew odor, or a warm patch on tile (hot-side slab leak). The water bill usually moves first.
The leak’s location and pattern point to the cause:
- Stain at a vertical line in a wall — usually a supply riser; galvanized rust-through or copper pinhole.
- Soft floor near a toilet — wax-ring failure (drain side, not supply, but easy to confuse).
- Wet ceiling under a bathroom — supply leak in the floor structure or shower-pan failure.
- Warm patch on a slab floor — hot-side slab leak.
- Stain reappears only after rain — vent-stack roof-flashing failure, not plumbing.
The diagnostic order is the same regardless of where the stain shows: prove the leak with the meter, eliminate the toilets with dye, inspect visible fixtures and valves, then bring in thermal or acoustic detection before cutting drywall.
Why it matters to a homeowner
In-wall leaks compound damage in two ways: water damage (drywall, framing, subfloor) and biological damage (mold, dry rot). In Puget Sound’s wet climate, mold colonizes saturated drywall in 24-72 hours. Catching a leak in week one is a wrench job and a drywall patch. Catching it at month three is mold remediation, framing repair, and a fight over insurance coverage.
When a plumber says “I need to open up the wall,” they’re confirming a suspected leak before patching. Don’t fight that — guessing wrong means cutting two holes instead of one. Pro detection tools (acoustic disc, tracer-gas, thermal imager) localize the leak to within inches and minimize the access cut.
Common failure modes
- Galvanized supply rust-through at a threaded elbow. Pre-1960 Seattle and Tacoma homes. Usually behind plaster.
- Copper pinhole on a horizontal hot-water run. Soft Cedar/Tolt water + pre-1990 thin-wall copper. Often blue-green stains at fittings before the wall stains.
- CPVC fitting hairline crack. Over-tightening at install or freeze-stress. The split is often 1-2 inches past the visible crack.
- PEX crimp or expansion-ring failure. Less common; usually at the connection itself, not mid-run.
- Slab leak hot-side. 1970s WA ramblers with concrete slabs.
- Vent-pipe roof flashing. Rain-only stains in WA’s wet season — easy to mistake for a supply leak.
Common variants

- Pipe leak vs. drain leak. Supply leaks are pressurized — they spray or drip continuously. Drain leaks only show when something drains; the stain pattern is wider and tied to fixture use.
- Pipe leak vs. burst pipe. Slow leak vs. sudden flood. Both can be in the same wall.
Washington note
WA’s pre-1970 housing stock drives in-wall leak frequency. Galvanized steel supply installed before 1960 is now 65+ years old and rusting from the inside. Copper installed in pre-1990 Seattle homes saw aggressive Cedar/Tolt water before SPU upgraded corrosion-control treatment around 2003. Both populations are in their failure window now. If you bought a Seattle, Tacoma, or Everett home built before 1990 and the previous owner didn’t repipe, plan for in-wall leaks as a maintenance category, not a one-off emergency.
CPVC freeze-burst is the third WA-specific failure: unconditioned crawl spaces, exterior walls with thin insulation, and the occasional two-night freeze produce hairline cracks that thaw and leak days later.
